Tenant Fees & Permitted Payments

In accordance with current legislation, tenants may only be charged the payments listed below.

Holding Deposit

A holding deposit equivalent to one week's rent may be requested to reserve a property, subject to the terms of the Holding Deposit Agreement.

Rent

Rent is payable as set out within the tenancy agreement.

Tenancy Deposit

A refundable tenancy deposit may be required.

Where the annual rent is less than £50,000, the maximum tenancy deposit will not exceed five weeks' rent.

Where the annual rent is £50,000 or more, the maximum tenancy deposit will not exceed six weeks' rent

Variation of Contract

£50.00 (inclusive of VAT) or reasonable costs

Where a tenant requests a variation, assignment or novation of the tenancy agreement, an administration charge of £50.00 (inclusive of VAT) may be payable. Where the reasonable costs incurred exceed £50.00 (inclusive of VAT), evidence of such costs will be provided.

Change of Sharer

£50.00 (inclusive of VAT)

Where a tenant requests a change of occupier or sharer, an administration charge of £50.00(inclusive of VAT) may apply, together with any reasonable costs incurred in processing the request.

Lost Keys or Security Devices

Tenants are responsible for the reasonable cost of replacing any lost key, access fob, security device or lock where replacement is required.

Evidence of costs incurred will be provided upon request.

Late Payment of Rent

Interest may be charged on rent which remains unpaid for more than 14 days.

Interest will not exceed 3% above the Bank of England base rate and will be applied only where permitted by law.

Early Termination

Where a tenant requests to terminate their tenancy before they are entitled to do so under the tenancy agreement, they may be liable for the landlord's reasonable costs incurred as a result of the early termination. Such costs will not exceed the financial loss suffered by the landlord and/or the reasonable costs incurred by the agent in arranging the surrender.
